Finding asbestos can make the home buying process more stressful , so we have some handy tips and guidance on how to spot asbestos - and whether an Asbestos Survey would benefit you. 


Should I buy a house which contains asbestos?

There is no legal reason why you should not buy a house which contains asbestos. Asbestos which is in good condition can be left in place and stay there safely , providing it's not disturbed.

Pre-Purchase Asbestos Surveys are a low cost option to identify any asbestos within the property and the condition it is in. This gives you the tools to make an informed decision when making an offer.


Generally , the cost of asbestos removal or remediation would be offset against the purchase price. So it's a good idea to obtain quotes before you get further down the line.

What age property can contain asbestos?

Any UK property built before the year 2000 could contain asbestos. The import and use of asbestos was fully banned in the UK in 1999. Taking into account surplus stock which may have been used up , the general guidance is to beware of asbestos in any property built Pre-2000. 

Where can asbestos be found in UK homes?

Many homeowners and home buyers are unaware of asbestos until they come to buy or sell a property.

In many cases , asbestos does not come to light until renovations or maintenance takes place.

Asbestos was generally not used as a standalone material for building materials , it was mixed with other materials such as cement and bitumen to make products used for building.

Materials such as floor tiles , artex and cement sheeting all contain asbestos.

How dangerous is asbestos in UK homes? 

Providing the asbestos is in good condition and remains undisturbed , it is safe to be left in place. Asbestos is at it's most dangerous when it is disturbed , causing the fibres to be released into the air and then inhaled.

The Heath Effects of Asbestos are life threatening , therefore it is imperative that it is identified and monitored or removed by a professional company.

How to spot potential asbestos on viewing day

When looking around your new potential home , after you have checked it's big/small enough , got enough storage and has the right amount of light - go around again and take a closer look.

If you suspect you have found found asbestos , you have options to have a sample survey carried out before you commit to making an offer.

What to do if house survey finds potential asbestos

House surveyors are trained and experienced to identify materials which could potentially contain asbestos. The only downside to this is that if it is listed as suspected , it is not confirmed by lab testing. 

Your next option is to have samples removed by an asbestos survey company , who will get the samples checked at a UKAS approved lab to confirm if asbestos is present or not! 

What types of asbestos survey are available?

Although Asbestos Surveys are not a legal requirement when buying or selling a home , there are many benefits to having checks carried out.


There are 2 main types of asbestos survey:

  • Asbestos Management Survey 
  • Refurbishment and Demolition Survey


Sample surveys / testing is also an additional option if you just require a few localised areas to be checked , rather than the whole property.


Examples :


Homebuyer , suspects artex is contained within the kitchen ceiling but the rest of the house is clear - Sample Survey Option advised


Homebuyer , wants a full inspection on the house to make sure there is no asbestos - Pre-Purchase Management Survey advised.


Homeowner - Carrying out renovation works throughout the house and needs to knock down walls / access ceilings - Refurbishment and Demolition Asbestos Survey Advised.

If asbestos is identified on a Survey , does it have to be removed?

When you receive an asbestos survey , the surveyor will include the condition of asbestos found and recommendations of what to do with it! So , there should be no guessing to do on your own.

If the asbestos is in a good condition and is unlikely to be disturbed (eg through maintenance or renovation) , then the asbestos is fine to be left where it is.

For example , for artex which is water damaged and is starting to peel , will require removal on an urgent basis.

However , an asbestos cement flue pipe which is in a loft , in good condition and is unlikely to be disturbed can be left where it is.


It is really important to remember that asbestos is a life threatening material , so it should only be removed or remediated by professional companies.

Can asbestos affect mortgage when buying a house in the UK?

Most mortgage lenders ask for an asbestos survey to be carried out on properties which were built before the year 2000. The survey will provide them with the details of risks within the property where asbestos is concerned. Although the mortgage may not be declined , they may request that the asbestos is removed before they offer a loan against the property. Some other mortgage lenders do not see this as an issue and will lend even if the property does contain asbestos.


For properties with asbestos which is in a poor state the lender may require removal , however if the asbestos is in good condition then they will be more favourable.

Seller didn't declare asbestos before we brought the house

If the seller genuinely was not aware that asbestos was contained in the property then they are not at fault. However , if they were aware if this and did not declare it then they it is an offence under The Property Misdescriptions Act 2013 and the sale could be void and they could face prosecution.

You would have to very clearly prove that the owner was aware of the asbestos before this could be taken any further.

There are two types of asbestos survey , therefore you firstly need to know which one you require so you are equipped with the knowledge needed to deal with any asbestos found. For example , if you need to know what asbestos is contained in a property and the condition of this then a Refurbishment and Demolition Survey would be the wrong choice for you. Asbestos surveys are designed is to find asbestos within an area/property. Although the report layout will vary from company to company - the core information should be included and it should be set out in a format which is understandable. There is no point getting the asbestos report back and not know what you are looking at. Asbestos Surveys are carried out to make a Materials Assessment. The purpose is to find Asbestos Containing Materials (ACM) within a property and Record: What the material is Where it is How much there is How accessible it is The condition it is in and any surface treatment What the asbestos type is , by sampling or presuming. Only trained Asbestos Surveyors with experience should carry out Asbestos Surveys. How many types of Asbestos Survey are there? There are 2 types of Asbestos Survey: Management Survey - The purpose of an Asbestos Management Survey is to manage ACM during normal occupation and use of a premises. This type of survey is used to locate ACM in a property that could be damaged or disturbed by normal activities , foreseeable maintenance or by installing new equipment. Refurbishment / Demolition Survey - When a premises is being refurbished or demolished , this type of survey is carried out to ensure no one will be harmed by work on ACM in the property or in equipment and to ensure works on ACM is carried out by a suitable contractor. The condition of the ACM is not required to be recorded for this type of survey. It is an intrusive survey which will locate all ACM in the property before any structural works begin. The area(s) must be vacant and made fit for reoccupation after the survey is completed.

Asbestos A group of six mined minerals which naturally occur in the Environment as groups of fibres that are separated into thin , durable threads to be used in domestic and commercial building products. Asbestos is heat , fire and chemically resistant and does not conduct electricity. This is why you find asbestos products in places such as around pipes and boilers and within fire doors and electrical fuses (amongst other places). You can be exposed to asbestos at work or in your home. When asbestos is disturbed , it releases microscopic fibres which become airborne and can be inhaled. Just because asbestos is within your home , it does not decrease or increase the risk of exposure. If asbestos fibres are inhaled , they can become lodged in your lung and remain there for long periods of time - this cause scarring and inflammation which affects breathing and leads to serious health problems Asbestos is classified as a known human carcinogen - A substance that causes cancer! There are long periods between exposure and symptoms of asbestos related diseases. it can take between 10-40 years or more for symptoms to develop! Everyone is exposed to asbestos at sometime during their life. Low levels of asbestos are present in the air , water and soil. There is no evidence to suggest people become ill from this level of exposure. In general , those who become ill are usually those who are exposed to asbestos on a regular basis mainly through their job or substantial environmental contact. Brief exposures have also resulted in asbestos related diseases too. There is evidence that family members of workers who are heavily exposed to asbestos are at an increased risk of second hand exposure. Fibres are brought home on clothes , shoes , skin and hair of workers. Asbestos related diseases include : Mesothelioma - a cancer which affects the lining of the lungs. It is almost exclusively related to asbestos exposure and it is almost always fatal. Lung Cancer (Asbestos Related) - Looks the same as lung cancer caused by smoking and other causes Asbestosis - Serious scarring of the lung that occurs after heavy exposure to asbestos over long periods of time. In severe cases asbestosis can be fatal. Pleural Thickening - The lining of the lung (Pleura) thickens and becomes swollen. This can cause a shortness of breath and discomfort in the chest if it gets worse and the lung is squeezed. It is important to take steps to protect yourself now because these diseases take a long time to develop , but once diagnosed it's often to late to do anything.
