Process:
After taking over the management of the retail unit , our client required an Asbestos Management Survey to be carried out to confirm if asbestos was present within the property. The survey would allow the client to act on any findings before the new tenants moved in
The property was vacant at the time of the survey.
An initial walk round of the internal and external areas were completed. This gave the surveyors time to take in the layout of the property and identify initial areas of concern.
Working in a methodical order , each room was inspected thoroughly from ceiling to floor then in a clockwise direction from the entrance door , back to the door.
Both surveyors work together to ensure no suspect material is missed.
If a suspect material is identified , the sample site is agreed between both surveyors and the area prepped to remove a sample.
The correct PPE is put on , coverings placed on the ground to protect the area and sample extraction tools cleaned between samples to ensure no cross contamination.
Each ample removed is double bagged in sample bags and given a unique reference number. A covering is placed over the sample site to seal it.
Photos are taken of each area of the property as well the sample extraction sites. These photos are later used within the Asbestos Surveyors Report.
To ensure a thorough inspection is carried out , a second sweep of the property is undertaken to make sure all areas have been surveyed and nothing missed.
Samples which have been removed from the property are taken to a UKAS Accredited Laboratory for analysis. Strict controls are procedures are implemented within the laboratory to ensure thorough analysis , recording and results.
The surveyor works on writing up their findings along with analysing the laboratory results. An Asbestos Report is complied and send to a second surveyor for signing off. The customer then received a copy of the Asbestos Report – normally within 3 days of the survey being carried out.
